What is a Progress Draw Mortgage?

A Progress Draw Mortgage funds a home or cottage build at predetermined stages as construction progresses. With Scotiabank, customers can finance their new construction project with a Progress Draw Construction Mortgage obtained through a Scotiabank Home Financing Advisor (HFA).

How it works

Get an 18-month variable rate closed term mortgage

Make interest-only payments for the duration of the term

*unless you chose to renew your mortgage early and fix your rate and payment1

Receive up to 5 advances of funds at multiple stages within the construction period

*provided the construction period is completed within 15 months of the first advance

Renewable into a regular Scotiabank mortgage

In addition, Home Hardware Beaver Homes & Cottages customers receive an Exclusive offer2. With a Scotiabank Progress Draw Mortgage, customers can earn 2,000 Scene+ points for every $10,000 renewed into a conventional mortgage on, or before, the 18-month term.

Check Payments

Interest-only payments unless you choose to renew your mortgage early and fix your rate and payment. Interest-only payments will vary automatically with each change to Scotiabank’s Prime Rate and the principal amount advanced. All mortgages are subject to credit approval, including at renewal in some circumstances. Certain conditions and restrictions apply. Product and program offerings may be changed or withdrawn at any time without notice.

Bonus Scene+ Points Offer

The Bonus Scene+ Point Offer (the “Offer”) is only available to Beaver Homes & Cottages customers at eligible Home Hardware locations and is non-transferable. Within 90 days of your Progress Draw Construction Mortgage being renewed into a regular Scotiabank mortgage, you will receive 2,000 bonus Scene+ points per $10,000 renewed. These bonus Scene+ points will be applied in one of the following ways:

If you have an existing Scotiabank Scene+ eligible product, the bonus Scene+ points will be applied to the existing Scene+ member account linked to your Scotiabank Scene+ eligible product.

If you do not have an existing Scotiabank Scene+ eligible product, you will be automatically enrolled into the Scene+ program and a new Scene+ member account will be created for you. You will then receive an email notification for how to access your new Scene+ member account, and after successful enrollment into the Scene program, the bonus Scene+ points will be applied to your newly created Scene+ member account.

*For joint mortgage loan borrowers, the bonus Scene+ points will be rewarded to the primary borrower on the mortgage loan. The Scene+ member account must be open at the time of payout of the bonus points. Offer not available on Progress Draw Construction Mortgages existing as of August 31, 2023. Offer may be changed, cancelled or extended at any time without notice and cannot be combined with any other offers except as otherwise permitted.
